Summary
- A 15-storey residential building with 140 rental units is proposed at 466–476 West 27th Avenue, replacing two owner-occupied houses on a mid-block site between Cambie and Yukon Streets.
- 20% of the residential floor area will be secured as below-market rental units, priced at or below CMHC city-wide average rents under the Rental Development Relief Program (RDRP) Stream 2.
- The rezoning would increase the floor space ratio (FSR) from 1.0 to 5.89 and raise the maximum building height from 11.5 m to 45.6 m (150 ft.), exceeding the standard 12-storey Tier 2 Transit-Oriented Area limit through the Below-Market Rental Housing Policy.
- The site is within 400 m of King Edward Canada Line Station and is well-served by frequent bus routes and nearby bikeways, making it consistent with transit-oriented development goals.
- There are no existing tenants on the site, so no tenant relocation is required.
- The General Manager of Planning, Urban Design and Sustainability recommends approval in principle, subject to conditions including the registration of a Housing Agreement to secure the below-market units.
