Thanks very much. And first of all, I'll just start off by congratulating members of the foundation, physicians, and all the partners involved in this. I think there's been an incredible amount of work to get to this place, and so I'm very much looking forward to seeing the work advance. Don, you made a comment. about the campus development design being driven by medicine. And I want to sort of take issue with that comment because largely I've seen hospitals with their gigantic HVAC systems and ducting and what have you start to look like oil refineries rather than actually sort of great buildings. And so I wanted to just sort of talk to you a little bit about some of the things that can be done to try and make sure that this becomes a long-term, like this is going to be a building that's going to be around for 50 years. And it's a very important central part of our neighborhood. So I'm kind of curious to know how you intend to make this a beautiful part as much as a high-functioning part of our city.
