CD-1 Rezoning 6012-6088 Cambie Street

Motion 19 · Council Meeting, May 5, 2026

Carried Location 6012-6088 Cambie Street Moved by Lenny Zhou, Lisa Dominato Watch recording

Summary

  • A developer proposes to rezone five parcels at 6012-6088 Cambie Street (currently single-family homes) to allow a large mixed-use development with a 25-storey residential tower (126 strata units) and a 15-storey hotel (94 rooms), both atop a shared three-storey podium.
  • The podium will include ground-floor retail, commercial office space, and one full floor delivered turnkey to the City for non-profit social services programming, including a commercial kitchen.
  • The proposal significantly exceeds the height and density anticipated in the Cambie Corridor Plan for this block (which envisioned a major tower up to 64 m and a minor commercial/rental tower up to 36.6 m), but staff support the higher density given the rapidly changing context along Cambie Street and the delivery of hotel and social service space.
  • The site sits between West 44th and 45th Avenues, adjacent to the Oakridge Park redevelopment and near several already-approved towers along Cambie, reinforcing the area's transition to a high-density urban node.
  • The inclusion of a hotel aligns with the City's Hotel Development Policy, which encourages new hotel supply given its economic importance to Vancouver.
  • City planning staff recommend approval in principle, subject to conditions; no public hearing was required as the development is consistent with the Vancouver Official Development Plan and is majority residential.

Yvonne He, Housing Regulation. We don't have any indication of where the market is going and if this project can be a marker for a rebound.

Okay. Do we have, again, a very generalized question. There's been sort of reports online and various sort of commentary around, you know, a large supply of unsold units. Do we have any sort of figure of how many, you know, what we're at with how many unsold units? I've heard upwards of 10,000 unsold units in the city of Vancouver for strata units.

I would have to check with our housing policy team to see if that's something that we track, but we can get back to you.

Hi, James O'Neill, Senior Social Planner for Arts, Culture and Community Services. And as per standard process for when City receives a CAC of this nature and amenity, of this one we have specific program models will be developed in the near future once it's confirmed whether the project will proceed. And a nonprofit operator would be selected at a subsequent time. And then we would be seeking council approval for that appointment of operator. And they would be delivering social services from that space.

Social services from the space.

Correct.

Oh, that's a holdover. Okay. Would someone like to move the motion? Great. Councillor Zhou, seconded by Councillor Dallman-Addo. Councillor, is there any discussion?

Seeing no one in the queue, I'm going to call the vote.

Councillor Kirby on.

Great. Thank you. And that passes unanimously.

Great. Moving on.

Yeah, that passed.
