Hi. Thank you, guys. I appreciate you listening to my comments. I must admit I wasn't aware of the whole situation which you presented here tonight, and that certainly changes my mind about things a little bit. I've got a bit of a unique situation. I live at 1483 Hornby Street, and it's a townhouse right next to the alley, right across from the proposed new development. So I've got, I guess, a little bit of a... bias when i look at things and uh you know i originally i was kind of neutral on on whether i supported it or didn't support it i think that overall the area definitely needs to be redeveloped right now you know with it being a homeless shelter there it doesn't do much for the area i did think that the uh the new development looked very very cool and would add a lot to the area but in light of the uh you know the implications with the city uh using it as a more of a tax revenue i think it probably makes sense more something a little bit scaled down um and i guess my largest concerns around this were uh the fact that the alley and what i've seen over the years there just living on the corner and ever since the beach avenue was closed to traffic during covid it's really become the commuter lane for most people And, you know, people fly through there, and it's quite dangerous. And I noticed on the proposed development that the plans were just to keep it as an alley with the entrance for the development right off the alley. And I just feel very strongly that that's not going to be a good idea because you're talking about adding, you know, hundreds of vehicles into there on top of what's already a really quite a dangerous situation. And I think that would have to be addressed. But, you know, my comments, I guess, maybe aren't super relevant given that it sounds like there's a lot of other issues with this in terms of just how it all plays out. So I guess that's all that I really wanted to relay is just more of the concerns for the safety and the extra traffic with having Beach Avenue closed to vehicle traffic.
